The Inception of A.P.E.R.S.

Seven years ago, at Harvard, a simple but foundational question emerged during a research project at the intersection of real estate and asset pricing theory:

What if capital allocation could be made autonomous?

Not digitized. Not improved at the margins. But fundamentally restructured—priced, underwritten, and deployed by systems that understand capital as deeply as any human team, and act with speed and precision no human could match.

This idea became the foundation for Autonomous Private Equity Research Systems (A.P.E.R.S.). It wasn’t conceived as a better spreadsheet or a workflow enhancement. It was a conviction that real estate capital, in all its complexity—from senior debt to common equity—could be modeled, structured, and executed as a unified, intelligent system.

At the time, it was an academic thesis.
Today, it’s a company.

Why We Built Apers

For all the advancements in real estate technology over the past two decades, capital allocation remains deeply fragmented. Every layer of the capital stack is handled by a different group—debt brokers, equity analysts, capital markets teams—each using their own frameworks, assumptions, and timelines. Deals take weeks to evaluate. Risk is priced inconsistently. Structure is often driven by precedent rather than optimality.

The result is inefficiency—not just in time, but in the cost of capital, misaligned incentives, and missed opportunities. Institutional investment decisions, even at the highest levels, are still shaped by intuition, siloed expertise, and static models that fail to adjust to real-time conditions.

We believe this is no longer necessary.
